1. Acceptance of Terms
By accessing or using realIQ, you acknowledge that you have read, understood, and agree to be bound by these Terms & Conditions. If you do not agree with any part of these terms, you must not use the service.
2. Service Description
realIQ is a data aggregation platform that brings together publicly available information from official government portals — regulatory zone notifications, environmental clearance filings, corporate disclosures, and spatial data — to help users make better-informed property and investment decisions in Telangana.
realIQ does NOT:
Rank, rate, or certify any builder, developer, or project
Issue legal, financial, or investment recommendations
Guarantee the accuracy or completeness of any government-sourced data
Serve as a substitute for professional legal, financial, or technical due diligence
The composite indicators shown on the platform (zone overlaps, activity counts, market signals) are data-organisation tools that help users locate and understand publicly available information. They are not assessments of legal status, investment grade, or creditworthiness of any person or entity.
3. User Accounts
When creating an account on realIQ, you agree to the following:
You must provide a valid and accurate email address. Only one account per person is permitted.
You are responsible for maintaining the security and confidentiality of your account credentials.
You must be at least 18 years of age to create an account.
We reserve the right to suspend or terminate accounts that violate these terms.
4. Subscriptions & Payments
realIQ offers tiered access to its features:
Free — basic map, EC project overview, and EC filing details. No payment required.
Plus — risk assessment, builder profiles, area intelligence, Land Intelligence Panel, RERA ↔ EC cross-mapping, and AAI height zone detail.
Pro — all Plus features plus EC documents, corporate intelligence, exports, Fire NOC checks, Encumbrance Certificates, Land Records (ROR 1B), and electricity consumer search.
All payments are processed securely via Razorpay. Dual pricing applies: Buyer persona (₹199/mo Plus, ₹499/mo Pro) and Professional/Seller persona (₹1,499/mo Plus, ₹4,999/mo Pro).
Recurring monthly subscriptions auto-renew until cancelled by the user.
Cancellation takes effect at the end of the current billing period. You will retain access until then.

4A. Fair Use & Usage Quotas
Several features trigger real-time calls to government portals or paid third-party data services on your behalf. To ensure service sustainability and protect public infrastructure, usage quotas apply across all tiers — including paid plans.
Land Intelligence lookups — daily cap (5 Free · 50 Plus · 200 Pro)
RERA ↔ EC cross-link queries — daily cap (Plus and above)
Encumbrance Certificate fetches — 10 per calendar month (Pro)
Land Record / ROR 1B lookups — 10 per calendar month (Pro)
Fire NOC checks — 20 per calendar month (Pro)
Electricity consumer searches — 20 per calendar month (Pro)
Monthly limits reset on the 1st of each calendar month; daily limits reset at midnight UTC. You can view your current consumption on the Usage Dashboard. The full quota table, daily limits, and enterprise options are in our Fair Use Policy.
A subscription is a single-user licence. Sharing credentials with other persons, using multiple accounts to aggregate free quota, or any other method of circumventing per-user limits is a material breach of these Terms and may result in immediate account suspension without refund.
4B. Document Services (Pro)
realIQ provides access to government document services — Encumbrance Certificates, Land Records (Pahani / ROR 1B), and Fire NOC status — as a convenience feature for Pro subscribers. By using these services, you agree that:
All document fetches are logged against your account for quota tracking and audit purposes.
Documents retrieved are sourced from government portals and may contain errors, delays, or incomplete data. realIQ does not guarantee accuracy or completeness.
Retrieved documents are for your personal due diligence only. You may not redistribute, resell, or publish government documents obtained through this service.
Pattadar names and other PII fields in Land Records are masked at the API layer. Full unmasked records must be obtained directly from the Dharani portal.
These services are currently in a scaffolded state. Real-time data integration is in progress — the platform will display a "service unavailable" notice if the upstream government portal is unreachable.
5. Data & Content
Please be aware of the following regarding data presented on realIQ:
Environmental clearance data is sourced from publicly available government portals (PARIVESH).
We do not guarantee the completeness, accuracy, or timeliness of government-sourced data.
Data on this platform should NOT be used as legal, financial, or investment advice.
Users should independently verify all information before making any decisions based on platform data.
Zone-overlap indicators and composite data signals reflect spatial intersections with official government boundary data. They are not verdicts, compliance certificates, or legal opinions.
Builder and developer activity indicators reflect public filing history only. They are not financial assessments, endorsements, or trust ratings of any person or entity.
Source links are provided throughout the platform. Users are strongly encouraged to verify all information directly at the originating government portal before making any decision.
5A. Limitation on Use of Platform Outputs
The data summaries, zone indicators, activity metrics, and market signals shown on realIQ are intended solely to help users locate and understand publicly available government information. By using this platform, you expressly agree that:
You will not use any indicator, count, metric, or label shown on realIQ as the basis for any legal claim, regulatory complaint, or dispute against any builder, developer, company, director, or landowner.
All composite indicators are derived from government data that may be incomplete, outdated, or contain errors. realIQ does not warrant their accuracy or currency.
realIQ is not liable for any decision — financial, legal, or otherwise — made based on information displayed on this platform.
If you believe any data shown is incorrect, contact us to report it. We will investigate and correct confirmed errors manually. This is the sole remedy available under these terms.
Information about any builder, company, or individual is sourced exclusively from public government records and is shared in the public interest.
6. Acceptable Use
When using realIQ, you agree that you will NOT:
Scrape, crawl, or bulk-download data from realIQ using automated tools or scripts.
Redistribute or resell data obtained from the platform without prior written permission.
Use the platform for any illegal or unauthorized activities.
Attempt to gain unauthorized access to other user accounts or our systems.
Use automated tools or bots to overload, disrupt, or interfere with the service.
Submit search queries that include sensitive personal information such as Aadhaar or PAN numbers.
Circumvent usage quota limits through the use of multiple accounts or API manipulation.
Share your account credentials with any other person. A subscription is personal to the registered user. If multiple people in your organisation need access, please contact us regarding a Business or Enterprise plan.

7. Intellectual Property
The realIQ platform — including its user interface, source code, design, and brand identity — is proprietary and protected by applicable intellectual property laws.
Government-sourced data (e.g., PARIVESH EC filings) remains in the public domain.
Your saved maps, notes, preferences, and other user-generated content belong to you.
8. Limitation of Liability
realIQ is provided on an "as is" and "as available" basis without warranties of any kind, either express or implied.
We are not liable for any decisions made based on data or insights provided by the platform.
Our maximum aggregate liability is limited to the total subscription fees paid by you in the preceding 12 months.
9. Privacy

10. Modifications
We reserve the right to update or modify these Terms & Conditions at any time. Changes will be posted on this page with an updated effective date. Your continued use of realIQ after any modifications constitutes your acceptance of the revised terms.
11. Governing Law
These Terms & Conditions are governed by and construed in accordance with the laws of India. Any disputes arising from or relating to these terms shall be subject to the exclusive jurisdiction of the courts in Hyderabad, Telangana.
