Privacy Policy

1. Information We Collect

We collect the following categories of information when you create an account and use realIQ:

• Account information — email address, display name, and profile photo, collected via Supabase Auth (Google, email/password, or magic link sign-in).
• Usage data — pages visited, features used, search queries, map interactions, and parcel intelligence lookups, collected to operate the service, enforce fair use quotas, and improve the experience. When you are signed in we also record product use (which pages, Land IQ searches, villages, and projects you open) and session replay of those product pages so we can see how the product is used and fix problems. We do not record session replay on admin or sign-in pages.
• Subscription data — your selected plan and payment status. Payment card details are handled entirely by Razorpay and are never stored on our servers.
• Saved preferences — map boundaries, watchlists, preferred area units, alert configurations, and other settings you customise within the platform.
• Feature usage log — for Pro metered features (Encumbrance Certificate, Land Record, Fire NOC, Electricity Consumer Search), each fetch is logged with a timestamp and feature key against your user ID. This log is used exclusively for monthly quota enforcement. You can review your usage on the Usage Dashboard.
• Document service requests — when you request an Encumbrance Certificate or Land Record via the Pro document services, the parcel identifiers (district code, mandal code, village code, survey number) used to retrieve the record are stored against your account for audit purposes. No full document content is retained on our servers beyond a 24-hour response cache.

2. How We Use Your Information

Your information is used solely to operate and improve realIQ:

• Provide, maintain, and improve our services, including personalised map views and analytics.
• Process subscriptions and billing through Razorpay.
• Send alerts and notifications you have explicitly opted into (e.g., new EC filings in a watched area).
• Analyse aggregated usage patterns to identify bugs, improve performance, and prioritise new features.
• Respond to support requests and communicate important service updates.

3. Data Sources

realIQ aggregates and enriches publicly available data. We do not generate or fabricate any project or corporate data. Our sources include:

• PARIVESH / MoEFCC — Environmental Clearance filings, project metadata, KML boundaries, and approval statuses published by the Ministry of Environment, Forest and Climate Change, Government of India.
• RERA Telangana — Real estate project registration data, unit details, and compliance history published by the Telangana Real Estate Regulatory Authority.
• MCA21 — Company registration records, director information, and compliance data published by the Ministry of Corporate Affairs, Government of India.
• TGRAC Bhunaksha — Cadastral parcel survey boundaries (survey number, village, mandal, revenue division) published by the Telangana State Remote Sensing and GIS Applications Centre. This data is displayed on the Discover map as a parcel overlay.
• TG Registration Dept (Prohibition List) — Prohibited property records (properties that cannot be registered) published by the Telangana Registration & Stamps Department. We crawl this nightly and cache it in our database to power the prohibition check in the Land Intelligence Panel.
• HMDA Master Plan 2031 — Proposed land-use mosaic published by the Hyderabad Metropolitan Development Authority (shown only when that Land IQ chip is on). Land IQ overlay folders may also host scan or drawing extracts. Those are working pictures, not notified zoning.
• Dharani / TG Revenue Dept — ROR 1B (Pahani) land records published by the Government of Telangana. Pattadar (owner) names are masked at the API layer — realIQ does not display unmasked ownership information.
• Spatial / geographic data — district boundaries, regulatory zone polygons, AAI restriction zones, and other geographic datasets sourced from publicly available government and open-data repositories.

4. Data Sharing

We do not sell your personal data to third parties. Information may be shared only in the following circumstances:

• Payment processing — Razorpay processes subscription payments on our behalf. Razorpay is PCI-DSS compliant and handles all card data directly.
• Infrastructure providers — Supabase (database and authentication) and Vercel (hosting and edge delivery) process data as part of service operation.
• Product analytics and reliability — PostHog processes signed-in product use and session replay. We record which records a signed-in user opens and when they request an encumbrance certificate or spreadsheet. We do not send landholder or owner names to PostHog. Sentry processes application error reports. We do not sell this data. It is used only to improve the product and keep it reliable.
• Legal compliance — we may disclose information if required to do so by Indian law, regulation, legal process, or enforceable government request.

5. Data Security

We take reasonable measures to protect your data:

• All data is transmitted over HTTPS with TLS encryption.
• Supabase Row-Level Security (RLS) policies ensure users can only access their own account data.
• Service role keys are never exposed to the frontend — all client-side requests use the restricted anonymous key.
• We conduct regular security reviews of our codebase and infrastructure configurations.

6. Cookies

realIQ uses cookies and similar local storage for authentication and signed-in product analytics:

• Supabase authentication session cookies are used to keep you signed in across page visits.
• PostHog stores an analytics identifier in the browser so we can attach signed-in product use and session replay to your account. We do not use this for advertising.
• We do not use third-party advertising cookies, and we do not sell your data.

7. Your Rights

You have the following rights regarding your personal data:

• Access, review, and correct your account information at any time from your profile settings.
• Export your saved maps, watchlists, and preferences.
• Unsubscribe from alerts and notifications at any time from the alerts settings page.
• Request complete deletion of your account and associated data by emailing support@realiq.in.

8. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices, technology, or legal requirements. When we make changes, the updated policy will be posted on this page with a revised effective date. We encourage you to review this page periodically. Continued use of realIQ after changes constitutes acceptance of the updated policy.
